Norberry Residences Expansion – Public Consultation

Dear Residents of Riverside Park North,

The owner of the Norberry Residences, a 4-apartment building complex on Springland Drive and Norberry Crescent intends to expand the number of units on their property, by building additional buildings.

I would like to invite you to a public meeting regarding the proposed development.

Applicant’s Proposal

The City of Ottawa has been notified of an upcoming development proposal from the ownership of the Norberry Residences. The proposal is to add three new, 5-storey residential apartment buildings (66 units each). The new proposed buildings will front onto Norberry Crescent. Surface parking will be provided at the rear of the new buildings. The proposed new density is within the zoning of the property.

The proposal requires a zoning by-law amendment to align the parking requirement more closely with the actual use of the parking lots, which is much lower than the zoning requirement, and to allow visitor parking in front of the existing buildings.

The existing parking areas are to be reduced in size in order to provide additional landscaped area. The existing parking structure will be demolished and one new entrance is proposed along the western edge of the site. The central access drive into the site will be expanded to accommodate parking. Visitor parking spaces are to be provided along the circular access drives fronting the existing buildings.

The site currently contains 761 apartment units within four buildings. The existing buildings are serviced by surface parking and a parkade. There are currently 759 parking spaces (resident and visitor parking) on-site.
